Tullig Heights – Killarney, Co. Kerry
Just minutes from Killarney, in an elevated position offering spectacular views of Lough Leane and on the majestic mountains of Killarney National Park, arises Tullig Heights: a villa with a unique character, born from the vision of a German architect and built with the artisanal excellence of the German building tradition. A place where solidity meets elegance, where every detail tells of a choice of quality
Completed in 1995 and built with quality materials such as Poroton blocks and 60 cm walls, the villa is a rare example of thermal insulation and resistance. The reinforced concrete foundations and the roof completely redone in 2005 with individually fixed tiles ensure durability even against the most adverse conditions. All the windows are double-glazed aluminum by Versco, combined with Velux skylights that provide light and comfort.
Inside, every space reflects extraordinary craftsmanship. The solid oak staircase was custom-made by a German carpenter, while the wrought iron railings, valued at over €150,000, are by a renowned German blacksmith. The exterior is clad entirely in copper, including the gutters, for a refined aesthetic and long-lasting protection.
Tullig Heights is spread over approx 450 m² of living space, divided into five independent apartments, each with a kitchen, bathroom, living area and at least one bedroom. The main apartment, located on the ground floor, is designed for the owners, while the other four units are perfect for tourist hospitality, short-term rentals or independent residences for family and guests.
The heating system is oil-fired with underfloor heating throughout the house, supplemented by radiators and a solid fuel system. In the main saloon stands out a German ceramic stove, authentic and functional, which gives a welcoming and familiar atmosphere in the winter months.
The ground floor includes a wellness area designed to accommodate a spa area and swimming pool, currently not completed but already prepared. In the basement there is a 12 m³ water tank. The double garage can easily be transformed into additional living space, thanks to the already prepared systems for water and heating.
